Over the years people have asked me to summarize how to become a successful real estate investor and are usually sorely disappointed to find out that I cannot stuff all of these "secret strategies" inside one short paragraph, or on the back of a Chinese fortune fresh out of a fortune cookie, right above the lucky numbers.
But I can give you some overall strategies that will clearly pinpoint how to become a successful cash flowing real estate entrepreneur. Five to be exact.
Here they are...
#1. Decide on some type of Passive Income Asset that can keep giving you a positive cash flow month after month, year after year. This means narrowing down your type of what we call an "asset class" down to something that can give you this type of income. This also means avoiding those other pesky types of real estate investing opportunities that I put into the Aggressive Income category such as flipping property because this robs you of (a) long-term cash flow, and (b) valuable tax write-off benefits. I recommend investors new to the Passive Income game to think about and seriously consider residential-commercial acquisitions, namely apartment building investing or mobile home park (MHP) investing since this type of investing can give substantial monthly cash flows while helping you weather through recessions unlike other types of Passive Income Assets such as office space or industrial/warehouse properties. #2. Find your ideal "farming area" or area in which you will be building your real estate "empire." This will be ONE area only and CAN be 1,000+ miles away from where you live. (I'll explain in a minute why you don't have to be anywhere near your assets.) Most newbie real estate investors start local to where they live. This is natural because they want to see the properties and have more of a hands-on approach to their property management. Plus, since most newbie investors get involved in flipping, they kind of need to be local to the property if they're going to do minor or extensive rehabbing on the property. Since you're getting involved in Passive Income Assets, you don't need to be in the same city in which you will invest. This gives you the freedom to literally go anywhere in the country to invest. I originally discovered this freedom back in 2001 when I realized that investing in my tri-county area (Los Angeles, San Bernardino and Riverside Counties) were just not that profitable. And forget about venturing down to Orange County or up to Ventura County where properties were ultra-expensive, giving no cash flow even if I were to give up 50% cash down to secure the deal. This is when I started investing on the gulf side of Florida then expanding upwards through the middle portion of the state...until I ended up in Georgia where some of my most profitable deals have come to fruition. You have to go where the cash flow is. Plain and simple. It's smart and definitely a manageable strategy IF you know how to pull it off.
#3. Getting the money and financing for your deals is quite possibly the most challenging aspect of real estate investing, especially for new investors who don't have any contacts or access to private investors. This is the secret to breaking into the business: getting the financing, getting the credit, getting the loans, and getting these fiscal resources together. Many people don't realize that they have access to more resources and contacts than they know. Others just need some doors opened up for them to get them started. The ideal way to acquire a cash flowing property deal is to have the 20% cash down and to have decent credit (720+ FICO) to be able to get approval for the mortgage financing. This is why I have extensively taught my Aggressive Income Strategies throughout this entire year (to this point) because it has allowed my students to raise this cash to get involved in these deals. But even I don't like using my own money for deals if I can help it. And that's when the benefits of understanding the art of raising capital becomes extremely valuable. For my students who think raising capital is hard, think again. It's much easier than you think once you understand the simple steps behind it that are required. Or, you can use investor partners. #4. Create or find a good management company to manage your out-of-state assets. This is HOW you're able to invest anywhere. You have somebody else doing it for you whether it's your own management company that you created or a management service. Many of my newbie students freak out when I tell them to buy property out of state. They're first questions are about looking at the properties and managing them. Okay, so you will have to get on a plane here and there to look at and acquire your properties. (Most escrow and closings can be done via FedEx.) You'll want to look at, say, 12 to 15 properties at a time when you fly out until you quickly realize that, since this game is all about the cash flow, looking at properties becomes a complete waste of time. (You have contractors and property inspectors who are professionals in their field look at these properties since, chances are, you are not an expert in state building codes in the state you will be acquiring properties nor are you an expert on determining if there is structural viability to the properties you are viewing...nor are you an expert in the neighborhoods in which the properties are located. It takes a few trips to your farming area to realize that you really do have to rely on EXPERTS to do this work for you and that you looking at properties yourself really does nothing valuable in the process at all.)
#5. Understand the reality on what it takes to get rich in cash flowing investments. BUY AND HOLD FOREVER. Yes, that's right. Buy the property and hang onto it until you're 6 fee under and it doesn't matter to you anymore. You only need a handful of small apartment buildings to get rich. Between 5 and 10 properties is all you need to be set for life. Rents typically will DOUBLE in most areas of the country every 15 to 18 years. And by flowing more of your profits back into each property by paying down the principle of each mortgage, you'll be able to pay each property off within 10 years. Imagine your cash flow in 15 years with doubled rents and no mortgage! Exactly. THIS is why you never let those properties go. Not ever!

And each year I do the exact same thing. I plan on "skating" through it the best way that I can...except that there's always a "trip wire" somewhere...that pesky wire that trips me into a state of sadness and despondency.
You see, unlike most, I don't have a family to spend time with for the holidays. Yes, I have my daughter. You can see her above in the picture opening a gift, shocked that I gave her two pairs of Lululemons. (And if you don't know what they are, that's even better. They're way overpriced yoga pants!)
And then, after opening gifts, she headed off with her dad to spend the day with him. So, it was me, my cats and my dog Sally.
So, if you're someone who struggles with the holidays -- regardless of it being about family (or lack thereof), finances, or any other reason -- I'm with you. I totally get it.
But...there IS a light at the end of the tunnel!
A New Awesome Year is Ahead!
I always look forward to the New Year because it holds such promise for a brand new future. Just think, you'll be able to meet new people, have new experiences, and have a new financial outlook!

Years ago I bought a money-making manual off of eBay which was by a guy named Vincent James called The $77 Million Manual. I heard about this guy through a highly-regarded copywriter by the name of Gary Halbert (God rest his soul) who was (and still is in many circles) revered as the best copywriter who ever lived.
The manual -- if that's what you want to call it -- was riddled with endless amounts of mistakes, English misspellings, grammatical errors -- not to mention all of the paragraph formatting being all over the page -- making it very difficult to read because he wrote it within days of being hauled off to prison to do a sentence concerning the legal mishaps with his $77-million-dollar company.
What was awesome about this book (if you can still find it anywhere) is that it gives you his EXACT blueprint to create a multi-million-dollar direct marketing empire INCLUDING what NOT to do to get into legal trouble like he did.
For me personally...it didn't matter how many errors there are in a text provided that it's giving me a MAP to become SUPER SUCCESSFUL in whatever I'm reading about.
As the $77 Million Manual did for me.
You see, the important part of this story is that I DID follow Vincent's advice (with some tweaks and minor changes) and started a company called Brie Labs based on his business model. And within mere months the company turned into a CASH COW, bringing in millions of dollars based on his basic business structure as he outlined in his manual.
And to think...if I would have discounted his manual because of the misspelled words, grammatical issues, imperfections, etc...how I would have been running around like the rest of the unsuccessful "perfectionists" who won't dare follow through with ANY book, course, manual or other text that has a single misspelled word or one single grammatical error because, after all, that IS the ONLY reason you're reading a book about business or investing, right?
Because you're trying to play self-appointed editor-and-chief?
It would be just as stupid to criticize a treasure map that can lead you to a $77 million dollar gold bullion mother-load because somebody misspelled some words on the map as he was trying to describe where the gold was buried.
Stupid, stupid, STUPID!!
This was during one of my past rants about how a student sent me an email about how my 100K in 100 Days book was really good but...he noticed some grammatical errors that he wanted to correct for me, becoming the unwanted wannabe English professor or something. Last year I gave my students a tip on how to use the "holiday blitz" to remove some delinquencies off their credit reports. The students who used this strategy reported that they increased their personal credit FICOs anywhere from 44 to 96 FICO points just by using this little-known simple secret strategy.
So, I'm going to up the ante this year. Listen up if you don't have a mid-FICO of AT LEAST 720 or higher.
This project will cost you about $62 to do this because you'll be sending these letters these letters Priority (which costs $7.35 x 3 envelopes) and you'll need a current copy of your credit report (which you can get for $39.95 from www.Experian.com). But the upside is that you can increase your FICO score FASTER THAN ANY OTHER TIME IN THE YEAR because of the upcoming holiday season due to the credit bureaus being UNDERSTAFFED this time of year! So, take advantage of this ONCE-A-YEAR "credit blitz" by doing this little project (which, at most, will take you ONE FULL HOUR) between today and Sunday night. (The goal is to get your 3 Priority envelopes out in the mail between TOMORROW and NO LATER THAN MONDAY before the post office closes that day.)
Okay, so here are your EXACT instructions:
Step 1: Go to www.Experian.com to get all 3 of your credit reports and FICO scores. This will cost you about $39.95. Don't be cheap. Pay the money. Your entire credit future hangs on doing this project RIGHT the first time out.
Step 2: Print out the file (and also save a PDF copy in your computer) and take a highlighter marker for all the "adverse" items you'd like to dispute with the credit bureaus. (Usually these "adverse" items are listed first in your credit report.)
Step 3: Download my free letters (by CLICKING HERE) and use them as templates for the 3 credit bureaus. You will be creating a letter FOR EACH CREDIT BUREAU SEPARATELY. VERY IMPORTANT: While it's tempting to dispute online, DO NOT SUBMIT DISPUTES ONLINE. This will BACKFIRE on you. Take the time to fill in the letter templates that you downloaded from my website and MAIL OUT THE LETTERS in USPS Priority envelopes (ideally you will want to REQUIRE A SIGNATURE, which will cost an extra $3.05 each envelope or $9.15 total on top off the initial $62 investment so far.)
Step 4: Input each adverse account on your letter templates for each credit bureau. Since most of the information will be duplicate from one report to the other, I recommend creating one letter to include each disputed account and then simply change the credit bureau name and address at the top of the page for each subsequent bureau letter. This will save you loads of time. Be sure to SAVE YOUR LETTER so you can repeat this process in 30 days if needed.
Step 5: Print out each letter. Make 3 copies of your valid driver's license or passport. Make 3 copies of at least 2 utility bills showing your name and your current address. If you moved within the past 2 years, be sure to include your prior address at the very bottom of your credit bureau letters. Each envelope should contain the following: 1 Letter, 1 Driver's License (or Passport) Copy, and 2 RECENT Utility Bill Copies (showing your name and current address). This will disallow the bureaus from playing games with you to buy time by saying something like, "We don't believe this is a legit dispute." Or, "Prove your identity," and giving them another 30 days to put off the process. You can't afford to be dickering around like this with them. And since they're understaffed during this time of year, it's typical that they try to blow people off with whatever lame response they can muster if you don't have all the paperwork I outlined above in your envelope.
Make sure you send the envelopes to the CORRECT and current addresses on file for each bureau which are as follows:
Experian
PO Box 4500
Allen, TX 75013
Transunion
PO Box 2000
Chester, PA 19016
Equifax
PO Box 740256
Atlanta, GA 30374
Get those suckers out in the mail (remember, use USPS Priority with a SIGNATURE CONFIRMATION) either tomorrow (ideally) or Monday (no later than the close of business).
And what happens next?
Most of the credit bureau staff is either gone on vacation starting Monday. Those who are working aren't mentally "on the job" and are probably going to be pissed off that they're working when they believe they shouldn't be but because they don't have enough seniority to have time off. These are the staffers who will be grumbling because they have to sit in their soul-sucking cubicle in a barren office. So, likely they're playing Candy Crush instead of working just to "stick it to the man." This means that your envelope just rots away on their desk, garnering no attention at all. (I'll explain in a minute why this is actually a good thing!)
In case you don't know how imperative this 30-day period is (starting tomorrow), let's analyze this period.
If you mail your letters NO LATER THAN THE CLOSE OF BUSINESS ON MONDAY, they'll get the letters via USPS Priority (2-day) which means they arrive to the bureaus by Wednesday (the day BEFORE Thanksgiving). This is when the clock for you starts ticking on the 30-day time frame in which they are legally required to complete your investigations on your claimed disputes. Thirty days from that day (that your envelope arrives) is going to be right after Christmas. And nobody is there between Christmas and New Years either. In fact, during most of this next 30-day period, many of the credit bureau (and creditors including collection agencies, law offices handling collections, etc.) are taking loads of time off too.
TAKE FULL ADVANTAGE OF THIS ONCE-A-YEAR "CREDIT BLITZ" BECAUSE THIS HAPPENS ONLY ONE TIME PER YEAR!!
Let me walk you through what happens when you file a dispute with the credit bureau. They receive your letter and have 30 days to investigate your dispute. During this investigation, they will send a letter to the creditors you are disputing and require that they send the appropriate documentation required to substantiate that the account(s) you are disputing is yours.
Except that during the "holiday blitz," many of these employees working for these companies aren't around, they're taking extra time off, and when they actually are working, their minds are elsewhere such as thinking about shopping, cooking, partying, etc.
And this is where your advantage comes in. If there is no response (or a late response) from any of these creditors or collection agencies, the delinquent account falls off your credit report altogether as if it never existed in the first place.
You see, your envelope that was rotting on somebody's desk will be picked up by a more experienced credit bureau employee when he/she comes back from the Thanksgiving vacation. They'll be irritated that Lazy Jane didn't do the work (because she was too busy playing Candy Crush, remember), leaving the just-returning-from-vacay responsible staffer with a wheelbarrow full of credit dispute letters that MUST be done before the 30-day deadline...which is now already a full week in. So, this staffer has to work quick to catch up on the work, doing everything in her power to just get them done...usually deleting and updating a bunch of stuff (in your favor) just to get the work completed. (IMPORTANT: This is ALSO the time where they'll send out boilerplate "form" letters to people who did not include their driver's license or passport copy with 2 utility bills with the whole... "We're putting your investigations on hold until you prove your identity" shtick. This is why you MUST include a VALID copy of your driver's license or passport with 2 recent utility bills showing your name and current address so this DOESN'T happen to you!)
Within the past couple of years, because of major hacking breaches of security with the bureaus and among major creditors like Capital One, the credit bureaus were blasted with so many disputes in recent years so they started using slick tactics to "buy time" in order to put off the 30-day time line. They would do things like sending letters back stating that they didn't believe the letter was a "valid claim" or that they needed "proof" of your identity such as a driver's license and utility bill. (This is why you are REQUIRED to include these things with your dispute letters.)
So, let me reiterate what you'll be doing, for maximum clarity, because I won't be able to respond back to you in time if you send me an email for clarification (only if you want to take advantage of this "holiday blitz" because you don't have a mid-FICO of AT LEAST 720 or above). You're going to download these letters that are in the Microsoft Word document format. There is one for each of the bureaus including their respective addresses at the top of each letter. (Double check to make sure the address is the same as what I have above. What I have above are the MOST RECENT dispute addresses. Use those addresses.)
Next, get a copy of your credit report. If you received one recently (within the past 45 days or so) you can use that one. Otherwise, go to www.experian.com and download a new copy. Yes, it'll cost you $40. So what? You can also try some free services like www.creditkarma.com. You really don't need your FICO. You just need your delinquent or "negative/adverse" accounts.
Next, fill out each letter. Include your full name, current residential address, and your prior address if you've moved in the past 2 years. Include your Social Security Number and your date of birth.
The letters I've given you only has a section for one single disputed account. Copy the entire dispute section and keep pasting it underneath one right after the other for each account you will dispute. Put in the name of the creditor, the partial account number as shown on the credit report, and the dollar amount listed.
Here's a hot tip: Collection agency accounts (including those from a law office) will come off easier during this time than those from banks or very large lenders.
Print off your letters, SIGN the letter with a wet signature (use blue ink, if possible) then include a copy of your driver's license AND a utility bill of a major utility like the electric company or water company. Make sure the service address on the bill MATCHES the address where you currently reside. This will give them no excuse to kick out your dispute to buy themselves time.
Go to the post office and send via USPS Priority with a signature confirmation. You'll have tracking information for each one. And each bureau will receive this package no later than the Wednesday before Thanksgiving. This is when the 30-day clock will start.
Then, REPEAT THE PROCESS AGAIN on December 27th. You'll want your next set of 3 letters going out ON December 27th (even if you didn't receive a response back yet from the credit bureaus). You want those next set of disputes hitting their desks RIGHT BEFORE THE NEW YEAR. This second round won't be as effective but...if, say, 30% of your disputed items were positively updated or completely removed for you during the Thanksgiving Credit Blitz, then a second round can get, say, another 15% positively updated or completely removed, giving you some MAJOR positive progress when it comes to cleaning up your credit and boosting your overall FICO score.
By following these instructions, you will make the greatest impact on boosting your personal FICO during this time over any other time of the year because of these holidays that create "stumbling blocks" for the bureaus and creditors to respond in time.
Finally, I should add one more valuable tidbit of information if you want to dispute "inquiries": Experian is the only bureau that will allow you to dispute your "hard" inquiries. So, on your Experian letter, you can mention that you are also disputing the following inquiries then list the name of the company that put the inquiry on your credit and the date of the inquiry. Doing this alone can boost your score 10 to 20 points alone with Experian. (The other bureaus won't remove hard inquiries but sometimes I ask them too anyway because you never know when they may change their policies.)

Recently I had a guy from two decades ago -- a guy who was a "bad apple" ex-business partner -- contact me through Facebook. This guy was bad news, although I didn't know it at the time. I was barely 20-something when I met him and he seemed pretty kosher at that time in my life.
Except that he wasn't. He was a legal battle waiting to happen and, as it turned out, he actually became exactly that!
So, needless to say, after our business partnership went south, I never saw him again. This was back in the 1990s. So, yes, it's been a REALLY long time.
I thought it was pretty freaking BALLSY of him to contact me via Facebook in light of everything he and his bad dealings had put me through back then.
But...what the hell?! Water under the bridge, right? (That's what they say, don't they?) Just keep a VERY LONG arm-length's distance, is my methodology in instances like this. Never see the guy, never talk to the guy...just see what he's up to through Facebook. Keep it at that.
He immediately began to tell me how his life hasn't changed much since back then and went on to describe his life as being "impoverished."
Impoverished? Well, I'll be damned. Karma really does work!
But it wasn't so much "karma" for doing bad misdeeds (to me and many others) back then (although I'm sure it was PART of the equation in his being "impoverished")...
It was his BAD HABITS that he NEVER changed.
You see, he always had a bad credit score, never paid his bills, never paid off past (or current) debts...NO MATTER HOW MUCH MONEY HE MADE. Yes, you read that correctly. He made money -- and lots of it -- back then but he NEVER paid his bills!
I never understood this foolish mentality!
I was always very good about paying everything, and EARLY on top of that! But to vindictively not pay bills just because...you don't want to pay them?
Who THINKS like that?
Evidently HE does, that's who. (Hopefully you don't think that way!)
So...all these years later, you can compare both of us. Me...and him. And it comes down to one thing: FINANCIAL RESPONSIBILITY.
I'm rich. He's not. Not by a LONG SHOT.
And there's one MAJOR element as to why. FINANCIAL RESPONSIBILITY!
I have GREAT personal credit; he STILL has crappy credit (and he's worked pretty hard to keep it this way for 20 years)!
I'm able to use OPM or Other People's Money to gain wealth. He's not because...well, he chooses to never pay his bills or debts.
Therefore, I am wealthy; he is impoverished.
All because he has BAD CREDIT (and chooses to keep it that way)!
Yes, it pretty much comes down to that ONE THING that separates me and him. We know the same sales and marketing skills. We're both good at sales. We both know real estate.
But I have money. He DOESN'T have money.
And it's because of the BAD HABIT of his not fixing and rebuilding his credit.
Think about it: 20 years went by and he could have refurbished his credit profile FROM SCRATCH twice over had he filed for bankruptcy twice. (As far as I know he didn't file for bankruptcy but he could have and STILL been able to have an 800+ FICO score by now!)
So, what does all this mean? It means that what can separate two people with the same knowledge and set of skills comes down to one reoccurring theme and issue all the time: Access to OPM (Other People's Money).
